Situated in the Braneida Industrial Park, 41 Morton benefits from a strategic location surrounded by similar industrial uses with immediate access to Highway 403 via the Wayne Gretzky Parkway Highway Interchange. The property has frontage of 118 feet, is irregular in shape, and has a total site area of 1.52 acres.

41 Morton is improved with a well-maintained industrial building comprising a two-story office component and a single-story warehouse component. Originally constructed in the 2008, the building area measures approximately 15,357 square feet, the majority of which is warehouse space featuring up to 24-foot clear heights. The building is constructed with poured concrete foundations, a steel superstructure, and a steel roof deck. Demised into two separate units, it offers functional amenities including two metal sectional overhead doors two loading docks, and ample outdoor storage space.

The Fund originally purchased 41 Morton in July 2020 for a headline purchase price of $2,000,000 ($130.23 PSF). The Fund’s investment thesis was based on near-term upside on in-place rents, which was supported by the property’s favorable location, functional building layout, and developing trends in local market rental rates. These, and other factors, made 41 Morton an appealing opportunity for the Fund to gain exposure to Brantford’s thriving industrial market.
