37 Morton is improved with a well-maintained one-story industrial building with a two-story office/retail component. Originally constructed in 1998, the building area measures approximately 11,000 square feet, the majority of which is warehouse space featuring 21-foot clear heights. The Fund originally purchased 37 Morton in March 2021 for a headline purchase price of $1,335,000 ($121.36 PSF). The impetus for the Fund’s investment was to fulfill a strategic requirement for a related operating business. The investment thesis was based on near-term upside on in-place rents, which was supported by the property’s favorable location, functional building layout, and developing trends in local market rental rates. These, and other factors, made 37 Morton an appealing opportunity for the Fund to gain further exposure to Brantford’s thriving industrial market.
